Virtual Staging for Real Estate

Here are some tips of how to apply virtual staging options

Virtual staging services and options

To those unfamiliar, virtual staging is the process of taking a photo of an otherwise empty space, translating that to 3d software, adding furniture in 3d and then blending the two outputs together to form a realistic collection of furniture with the proper lighting and perspective to achieve the look of really being there!

HOW TO VIRTUALLY STAGE A ROOM

I've created a now-popular youtube video outlining an in-depth tutorial of how to virtually stage a room photo - a process that was a relatively guarded and convoluted process. I've done my best to explain it, while the software is a bit dated now, and some new features have been added, it still serves as a great introduction to how exactly virtual staging is completed and the considerations taken in completing them. Watch the video linked here for more information and to learn how to do it yourself - otherwise - more than happy to take care of your virtual staging needs!

VIRTUAL STAGING AS A SERVICE

Lets not stop there. Virtual staging can also be used for full blown renovation visualization - think 'arch-viz' or architectural visualization. The big brother to virtual staging. Take a room as studs and highlight the potential with finished painted walls, trim, furniture, flooring, countertops of a variety materials, colors, and more! This is always a bespoke service where we look forward to gathering as much information as possible before commencement of the project.
Virtual staging is generally a flat rate per room. Virtual renovations can scale based on complexity of space and material choice, etc. Virtual staging know-how has also been applied to exterior renovations - showing finished siding options, exterior paint options, sodded lawns, driveways, and more.

WHEN TO USE VIRTUAL STAGING

Virtual staging is not always the go-to choice. Despite looking good on a screen or in print, a virtual stage is no substitute for a property to been seen and understood live and in person with furniture from a reputable local staging team. When, for whatever constraints, you can't use real physical staging, then it just might mean that virtual staging is the perfect options!

Do you know if you've hired good virtual staging or bad virtual staging? Let me show you the considerations we take that make the difference! Here are some tips to help identify staging that has been well done, from that which... well, you be the judge!

Virtual Staing Things to Look Out For

These are some aspects to be on the lookout for when it comes to high quality virtually staged photographs. In my opinion, when the editing becomes distracting a viewer is less likely to be focused on the material you're really trying to show them.
